Becoming a Habitat homebuyer requires commitment, responsibility, and a willingness to partner. Think you have what it takes?
Every family that wishes to become a Habitat homeowner must submit an application and go through the homeowner selection process. In order to partner, a family must
- Reside in Montgomery, Clark, or Greene County
- Be employed with at least 6 months on the job
- Make between 30% and 60% the media income for their county (based on family size)
- Have a need for adequate housing
- Have the ability to pay a mortgage
- Be willing to partner.

Habitat provides a hand-up, not a hand-out. By working with us from beginning to end, we can help prospective homebuyers prepare for the various responsibilities of homeownership, including learning about personal finances, mortgages, maintenance and upkeep of homes, and much more. Habitat’s path to homeownership is an important and in-depth process, requiring hard work, time, and dedication.
An Affordable Mortgage
Habitat provides affordable mortgages to qualifying families.
What makes our mortgages affordable? A family's mortgage payment is never more than 30% of their monthly income and our homes are not sold for profit. Each family’s affordable mortgage payment goes into our revolving fund to help future families.

Can I get a house for free?
No. All successful partner families purchase a house from Habitat by making monthly payments on an affordable interest mortgage including escrow for taxes and insurance. Each family’s affordable mortgage payment goes into our revolving fund which pays for the construction of homes for future partner families.

How long will the program take?
It takes an average of 2-3 years to fully complete the Partner Family Program.

How do I complete my sweat equity requirement if I am disabled?
Habitat can accommodate a range of abilities at our build sites. A few of our homeowners have swung hammers from a wheelchair! If your disability prevents you from being on-site, we will work with you to find suitable sweat equity alternatives.

What kinds of income are considered?
We consider wages (must be employed 6 months or more), Social Security and other pensions, SSI, SSD, child support, and several other forms of government support. Income must be documented, regular, and verifiable to be considered. Odd jobs or payment in cash with no supporting documents cannot be accepted.

Will you run my credit?
Yes. Credit reports offer a good look at your credit history and help us determine your debt-to-income ratio, which will affect your ability to pay. Bad credit does not necessarily disqualify you from the program. If selected, you will be required, however, to attend credit counseling and work toward repairing any credit issues.

What should I do if I need a house now?
For those with immediate housing needs, we recommend contacting United Way’s HelpLink™ 211. By calling HelpLink 2-1-1, you can connect with a live person 24 hours a day who will help you navigate your local nonprofit network. They are specially trained to help with problem solving and crisis intervention.
