The Homeownership Program helps qualifying families achieve homeownership by providing the opportunity to partner and earn the ability to purchase a home with a 0% interest mortgage.

The Critical Repair Program helps qualifying homeowners with repairs on their homes that they otherwise could not afford. Repairs we have done in the past include roof replacements, bathroom modifications, accessibility ramp installation and more!

  4. Does Habitat give away free homes?

Homeownership Program FAQs

  1. Do I get a house for free?

No. All Habitat homeowners purchase their house from Habitat with an affordable interest mortgage, including escrow for taxes and insurance. Mortgage payments through Habitat are like any other mortgage and must be paid monthly in order to maintain ownership of your home.

  2. How long will the program take?

It takes an average of 2-3 years to fully complete the Partner Family Program.

  3. What should I do if I need a house now?

For those with immediate housing needs, we recommend contacting United Way’s HelpLink™ 211. By calling HelpLink 2-1-1, you can connect with a live person 24 hours a day who will help you navigate your local nonprofit network. They are specially trained to help with problem solving and crisis intervention.

  4. What is sweat equity?

Sweat equity is volunteerism! We ask each adult in our homeownership program to complete a minimum of 275 sweat equity volunteer hours before they purchase their home. These hours can be completed on a Habitat build site or in our ReStores. A portions of these hours are also earned through attending homeownership courses.

  5. How do I complete my sweat equity requirement if I am disabled?

Habitat can accommodate a range of abilities at our build sites. A few of our homeowners have swung hammers from a wheelchair! If your disability prevents you from being on-site, we will work with you to find suitable sweat equity alternatives.

  6. Why do you have income requirements?

Ability to pay is an important factor in our selection process. You must be able to document that you have the financial resources to pay your mortgage. We serve families at 30-60% of their county’s median income with adjustments for family size. If your income is higher, there are other homeownership options in the community for you.

  7. What kinds of income are considered?

We consider wages (employed 6 months or more), Social Security and other pensions, SSI, SSD, child support, and several other forms of government support. Income must be documented, regular and verifiable to be considered. Odd jobs or payment in cash with no supporting documents cannot be accepted.

  8. Will you run my credit?

Yes. Credit reports offer a good look at your credit history and help us determine your debt-to-income ratio, which will affect your ability to pay. Bad credit does not necessarily disqualify you from the program. If selected, you will be required, however, to attend credit counseling and work toward repairing any credit issues.

  9. Do Habitat houses come with basements and/or garages?

Habitat of Greater Dayton builds/rehabs simple, decent, and affordable housing. Unless required by city ordinance for new construction or already included in a rehab property, Habitat does not include basements or garages. Every house will have a shed if a garage is not required by the city.

  10. Can I apply more than once? If I am declined, can I apply again?

Yes, we welcome you to reapply if your income and other circumstances have changed since you were declined. Fill out our form on our website to begin the process today.

  11. Can a single person apply? Do you only take families?

Single-person households are welcome to apply. We welcome all interested applicants!

Critical Repair FAQs

  1. Do all applications get approved?

No. You must first meet all criteria regarding income, need, location, etc. Due to the nature of our funding, we may be limited on what projects we can do and where we can do them. Habitat tries to help as many families as we can, but we are limited by the amount of repair funding and our volunteer and staff capacity.

  2. How long will I have to wait for my repair to be completed?

Once approved, it could take 6-12 months for your repair to be scheduled and completed.

  3. I am a renter. Can Habitat help me with repairs?

We are unable to repair rental properties, but you may be able to get help by calling United Way's 2-1-1 hotline.

  4. I am a homeowner and cannot afford to repair my home. Can you help me?

Habitat's Critical Repair Program may be able to assist you with certain repairs. Go to our Critical Repair Page to learn more!

  5. What types of repairs do you do?

We offer a variety of repairs, including roof repair/replacement, water heater replacement, HVAC repairs/replacements, bathroom modifications, ramp installation, and more.

  6. Will I owe Habitat anything for the repairs?

No. In the rare instance that a homeowner would be expected to pay, that information would be made known prior to the beginning of any project.

Volunteering FAQs

  1. Can I just show up?

  2. How do I sign up?

The first step to volunteer is to register through our online system, Volunteer Hub. Once you are registered, you can then sign-up online for our volunteer opportunities. If you are interested in volunteering as a group, please complete the HabiTEAM Form.

  3. Where do I get the forms to be completed?

We utilize a fast and efficient online system called Volunteer Hub to register for events as well as complete Volunteer Information and Liability Waiver forms. When you create a Volunteer Hub Account, you will be prompted to agree to our Adult Liability Waiver online. Minors (under age 18) should print out the Minor Liability Waiver, have it signed by a parent/guardian, and return it to the Volunteer Services Director before their first volunteer event.
